NEW CALCULATIONS BRINGS WIN FOR ELECTRIC HEATING from April 2023

It’s important to note that the assessment methodologies and software calculations for commercial properties have changed significantly, especially since June 2022. Unlike domestic EPCs, which focus on cost savings, the Commercial EPC primarily assesses environmental impact and CO2 emissions. Consequently, properties heated by electric systems now receive better ratings than those with gas heating systems, despite potentially higher heating costs. This change reflects the fact that a substantial portion of our electricity is generated from low or zero-emission sources such as nuclear, wind, and solar energy. As a result, your EPC rating may differ from previous assessments.

BE AWARE – EPC Requirements for Commercial Properties from April 2023 have changed

As of April 2023, all commercial properties must have an Energy Performance Certificate (EPC) if they are rented or let out, regardless of the lease duration. This means both existing and new leases are affected for the first time. Previously, properties with long-term leases initiated before this year were exempt, but this is no longer the case. Additionally, it is mandatory for these properties to achieve an EPC rating of E or better.

A short description of safety management solutions

Key Points

To begin with, let's discuss MEES or Minimum Energy Efficiency Regulations. These regulations were implemented in 2016 and gained significant importance in 2018. However, they will become even more crucial starting from April 2023. Initially, in 2018, MEES set the minimum Energy Performance Certificate (EPC) rating for new lettings at "E". But now, as of April 2023, these regulations will also affect existing tenancies. This means that property owners need to promptly assess the status of all their lettings. Furthermore, the Government has introduced a roadmap for EPC requirements until 2030. This roadmap outlines the gradual increase in the minimum EPC rating to "B" in stages.

The danger is reading one paragraph in isolation when the detail is in the second. Therefore, you end up in the loop that before you can decide that any works would unacceptably alter the building, you need the baseline information that can only be derived from EPC.     Great Night at Fylde Rugby ClubNow this is worth posting on Facebook. A dinner was held at Fylde Rugby Club last night to celebrate with Sir Bill Beaumont his knighthood. Sir Bill has been an active member of the club from the early day Third XV, to England & British Lions captaincy, with all the senior posts held through to being the current Chairman of World Rugby. xx The evening was attended by all the great and good from world rugby, past and present such as Steve Smith, Dusty Hare, Peter Wheeler, Brian Ashton and a host of others too numerous to mention. The RFU, represented by Nigel Melville, kindly donated the prize, two tickets for England v Wales, plus a night at the Marriot Hotel, not terribly sure that he wasn’t just volunteered! The evening was supported by Bill’s family and sporting world friends including his great Question of Sport adversary Sir Ian Botham plus many club members.Thanks should go the Rowley Catering team who presented a fine meal and coped with what could only be called a flexible timetable as former playing friends recounted a legion of stories. Our MC for the evening was the BBC’s John Inverdale, a keen rugby man himself, who kept the evening rolling and sort of in control.       Great Night at Fylde Rugby ClubNow this is worth posting on Facebook. A dinner was held at Fylde Rugby Club last night to celebrate with Sir Bill Beaumont his knighthood. Sir Bill has been an active member of the club from the early day Third XV, to England & British Lions captaincy, with all the senior posts held through to being the current Chairman of World Rugby. xx The evening was attended by all the great and good from world rugby, past and present such as Steve Smith, Dusty Hare, Peter Wheeler, Brian Ashton and a host of others too numerous to mention. The RFU, represented by Nigel Melville, kindly donated the prize, two tickets for England v Wales, plus a night at the Marriot Hotel, not terribly sure that he wasn’t just volunteered! The evening was supported by Bill’s family and sporting world friends including his great Question of Sport adversary Sir Ian Botham plus many club members.Thanks should go the Rowley Catering team who presented a fine meal and coped with what could only be called a flexible timetable as former playing friends recounted a legion of stories. Our MC for the evening was the BBC’s John Inverdale, a keen rugby man himself, who kept the evening rolling and sort of in control. Thanks John you got us through to the final message admirably delivered by Bill’s former colleague and renowned rugby administrator John Spencer.In true rugby style the bar stayed open well after midnight, some of us with less stamina and a full diary had to slink away, quietly.Andrew and I had a great night dining with old and new friends alike.
